Hemlane's Leasing+ services are available nationwide though there are times where our Leasing+ options might not be the best fit for your property. If your property is not a good fit for our Leasing+ services, we are able to assist you through our Agent+ program! Please read below for more information.
Reasons why Leasing+ services might not be the best fit for you:

HOA Restrictions:
Some communities may have restrictions on using lockboxes on exterior doors or community gates, which can make it difficult to show the property to potential tenants. -
Fair Housing Violations:
It's important to comply with fair housing laws and regulations, which may require accepting Section 8 tenants in certain states. If a property owner is not willing to comply with these laws, we will not be able to service the property. -
Rehabs and Major Renovations:
Our teams will only coordinate repairs up to $2,000/per repair, with a maximum of $5,000/per property. You should be directly involved in larger projects to make sure you are satisfied with budgets and timelines. -
Fully Furnished Rentals:
We can only provide our Leasing+ package for properties that are lightly furnished, such as with a couch and table. Fully furnished rentals require more extensive inspections and may not be in high demand from long-term tenants. -
Seniors Community:
Our automated texting system is not always the best fit for communities with a high percentage of seniors, as they may not be as comfortable with technology or prefer a more personal touch. In these cases, we may recommend our Agents+ package to help with the sale of the property. - Occupied Properties:
If the property is currently occupied by a tenant, we cannot provide our Tenant Placement+ services until the tenant vacates, as using our self-guided tour system may cause inconvenience or violate the tenant's privacy. If you plan on using our services after the tenant vacates, we can reach out to your current tenant to arrange the lockbox installation. We can still provide the make ready and inspection services for your occupied property.
How Agents+ works:
In some cases, you may want boots on the ground from a local, licensed professional. In these cases, Hemlane can connect you with a local expert to support you with leasing needs.
