Hemlane makes paying your rent, requesting maintenance, and communicating with your property manager easy, and all this can be done in one convenient place! Here are some ways that you can get in contact your property management on Hemlane.
General Communication
Below are instructions on how to message your property manager directly through Hemlane. Your lease should also contain an address and phone number for your management, which you can download from the Terms & Docs tab of your Hemlane account.
Step 1: Click into the Messages tab on the left side main menu
Step 2: Click the [Send Message] button in the upper right-hand corner
Step 3: You can directly message the property manager and by default, these messages will be sent to them via text messages as well as through email!
Step 4: Click [Send]
Maintenance and repairs
When your rental requires a repair or maintenance, then as a tenant, you can submit a request in Hemlane, but keep in mind the following:
- Emergency / urgent requests - What is considered urgent?
- Responsibilities -- Who is responsible for certain maintenance needs?
Step 1: Click into the Maint. & Repairs tab on the left side main menu
Step 2: Click the [+ Request] button in the upper right-hand corner
Step 3: Begin Hemlane's troubleshooting process by selecting the category of the repair. Some of the issues will require troubleshooting steps to be completed, while others will allow for information to be provided immediately at the bottom of the page as seen below:

Step 4: Provide photos of the maintenance issue and effected area
Step 5: Select the 'Scheduling Contact', ie. who should be contacted to schedule an appointment with the service professional
Step 4: Click [Save]
Please Note:
Some managers will use the Hemlane team to help initiate contact with service professionals on their behalf. If this is the case, then they will provide you with Hemlane's maintenance line for you to use for emergencies.
