Turnover requests can be as simple as filling in nail holes or as complex as replacing the carpets in the entire rental. Turnover repairs are considered part of the leasing process as these repairs should be completed after the previous tenant vacates and prior to the new tenant taking occupancy.
For our standard in-tenancy repair coordination services, we are happy to step in once the leasing process is complete to assist with tenant occupied repairs. We do not provide full turnover repair support as part of our standard repair subscription packages. As such, we do not dispatch from our Third Party Network for turnover repairs. However, we do offer this service separately, as a part of our Leasing Services options.

How do repair coordinators help with turnover requests?
We can assign jobs to your list of service professionals and follow up on work that has been completed. Think of us as your admin, from scheduling appointments to making the payment.
And, we understand that your new tenants may find additional repair items after they officially move into the rental. We can reach out to your service professional who performed the turnover repairs and request that they go back out to readdress these items.
Why do the subscription packages not include full turnovers?
There are three main reasons why our subscription packages do not cover turnover coordination:
- Complexity: Our repair coordinators ensure quality with the trades that they know best. Our in-tenancy repair coordinators have not been trained in many turnover requests, and thus cannot ensure the quality of the work being performed.Learn more about what we can and cannot coordinate here.
- Affordability: We want to keep our subscription packages affordable (more cash flow to you!), and thus the feedback from our users is to put turnovers into an add-on package (Leasing+ service here). Therefore, we are unable to fully coordinate repairs that should have been done prior to move in. Some examples are weatherstripping missing, loose door handles, clogged drains, and other items that the tenant discovers after they move into the property.
- Access: Many local agents and owners will provide a lockbox code for the service professionals. It is our policy that someone has to be onsite for our service professionals. Therefore, it is best for the local agent to work with their own service pros to be given onsite access via a lockbox.
What if I don’t have support for turnovers?
If you don’t have your own service professional or agent to assist you with turnovers, our leasing team has an optional turnover package to help! Hemlane’s Leasing+ service makes your rental move-in ready while you sit back and relax.
