Hemlane requests personal and sensitive information from prospective tenants, but who has access to this information?
Hemlane does not have access to or keep social security numbers on file. When requested, this information is stored as encrypted information that is then sent to our partners. They will use this information to provide background, eviction, and credit reports.
Screening Reports:
An applicant's social security number (SSN) is taken during the screening process by TransUnion who processes the screening report. They encrypt the SSN for security reasons and push back on sharing it as a SSN is not required for evictions. Therefore, Hemlane does not have access to view the SSN on our end.
Evictions:
To file the eviction and request to garnish wages, a social security number is not needed. You may only need the social security number during collections (involving creditors and collection agencies).
During the court hearing, you can request the judge force the disclosure of the social security number at that time. The only time that you can’t get that number is if the tenant doesn’t show up to court, but then you’d only be able to move forward with the eviction and financial judgement, not collections.
