How do I become covered under Eviction Shield Monthly?
To add Eviction Shield Monthly to existing properties on your Hemlane account, please navigate to your Subscription page by hovering over your name in the upper right-hand corner, then selecting "Subscriptions" from the drop-down menu. Next, click the [Update] or [Subscribe] button and check the box to add Eviction Shield Monthly.
To add Eviction Shield Monthly to properties not currently in your Hemlane account, you will first need to go into your Properties Tab to add in the property. You will see Eviction Shield Monthly option as an optional add-on!
When is my Eviction Shield Monthly request started?
Eviction Shield Monthly starts when the owner is registered in Eviction Shield Monthly and has overdue rent categorized under the "Rent" category. Once the rent is overdue, our team will initiate mediation with the tenant 3-5 business days afterward.
Note: To trigger this process, rent must be requested under the "Rent" category.

How will I be updated about the eviction process?
Our team will begin mediation after the due date for rent. You will receive updates via email once mediation has begun, and able to view the active status of your request through your Services tab in Hemlane:
With Eviction services, what if my tenants pay me via check, cash, or another way?
If your tenants have made a payment outside of Hemlane, it’s important you record a payment for the transaction to prevent our teams from contacting your tenant.
Does my property have to be added into Hemlane to enroll in Eviction Shield Monthly?
Yes, your property must be on Hemlane to be enrolled in this service. If you do not have your property added within Hemlane, that property will not be eligible of Eviction Shield Monthly.
When will I be charged for Eviction Shield Monthly?
If you are on a month-to-month subscription, you will be charged on your next billing cycle.
If you are on annual billing, you will be charged a prorated amount when you sign for Eviction Shield Monthly to cover the remainder of this year’s billing cycle, then you will be charged the full annual amount every year following.
Can I add Eviction Shield Monthly to any Hemlane property and package level?
Yes, by enrolling above, all properties billed to your Hemlane account will be enrolled in Eviction Shield Monthly regardless of package level including the Basic, Essential, and Complete packages.
Will all of my properties be covered under Eviction Shield Monthly?
Absolutely! Each property within your Hemlane account is effortlessly integrated into our coverage.
When does the Eviction Shield Monthly team call tenants who are past due on their rent?
Our team will begin mediation and call any tenants who are 3 business days past due on paying their rent. Our team will work with your tenants to understand why they are late on rent, then provide resources and an action plan to get rent paid and up-to-date.
Do I need to have a Hemlane account to use Eviction Shield Monthly?
Yes, you need to have your tenants and properties added and registered in Hemlane so that we are aware that a payment has been missed.
Do my tenants need to be registered on Hemlane to enroll in Eviction Shield Monthly?
Yes, in order for our teams to have the most accurate information, your tenants must be registered on Hemlane in order to enroll for Eviction Shield Monthly.
Can Hemlane help with evicting tenants for lease violations, such as extensive damage?
At this time, Hemlane only assists with mediation and notice needs for non-payment of rent violations, and we’re unable to support any other lease violations.
