Hemlane’s maintenance coordinators work with licensed and insured service professionals, and the majority of them are also bonded. As a result, you are not going to get the cheapest rate, but you will receive a reasonable price and quality work that can save you money in the long run.
Does Hemlane Provide Second Estimates?
We provide a second estimate in the following situations:
-
The original quote is over $500 and you request a second estimate. The maintenance coordinator will obtain a second quote from another service professional of similar quality. Second estimates are limited to this scenario for two reasons:
- Tenants often have to take time off work or arrange their schedules to be available, and a second quote means at least three visits.
- Service professionals often charge a service call fee for an estimate, which can make any difference in price negligible and not worth the time and effort.
- The original quote is under $500. In this case, we ask you to provide the second service professional for the job. If you are very price conscious and want to work with less expensive labor that may not meet our licensing and insurance requirements, you can add your own service professionals under Your Team, and we will be happy to coordinate with them and manage the request.
What Should I Expect on the Invoice?
Hemlane does its best to get invoices broken down into parts and labor. While we cannot guarantee this for every situation and service professional, we are here to provide as much transparency as possible.
Many service professionals purchase materials in advance or charge a trip fee if you ask them to make a store visit. Because of this, we do not guarantee receipts that match what was quoted.
What About Emergencies?
When an emergency arises, service professionals can double their service fee. You can check the definitions in our rental emergency request guide. Part of the responsibility of maintenance is addressing urgent requests as quickly as possible. You may find cheaper rates elsewhere, but those professionals will likely schedule for a non-emergency time, days or weeks later, or they may not be licensed for that trade, which is often why they are cheaper.
Saving Money on HVAC and Appliance Jobs

- HVAC replacements: You can purchase an HVAC unit online, for example through UsedACDepot.com, and then recommend your own professional to install it.
