Evictions can occur for a variety of reasons and are sometimes unavoidable. The most common reason is failure to pay rent or other lease violations. Hemlane can help you prevent evictions by finding qualified tenants upfront, and assist you through the eviction process if one ever becomes necessary.
How Does Hemlane Help Prevent Evictions?
Hemlane provides a comprehensive background and credit screening with recommendations on prospective tenants to help you avoid evictions from the start. Our screening report includes eviction, credit, criminal, and income reports and is a soft pull on credit, meaning it will not affect the applicant’s credit score. We can also help you understand an applicant's credit score and how to work with applicants who might not have the highest credit score.
For more information, please view our articles “How much does tenant screening cost and what does it include?” and “How Do I Request a Credit and Background Check?”
If you find yourself in a situation where a tenant has delinquent rental payments, Hemlane can step in to assist through Eviction Shield support.
What Eviction Services Does Hemlane Offer?
Hemlane offers two services to help owners navigate the pre-eviction process. Both include the following:
- Mediation: We handle uncomfortable conversations with tenants on your behalf. Our first step is to understand why rent is late, then provide resources and an action plan to get rent paid and up to date. You receive updates every step of the way.
- Legal Notices: If mediation does not result in payment or lease termination, we work with a process server to have the notice served in person or posted on the door per local regulations. You will have the option to review notices before they are sent and will be kept updated on their status.
- Attorney Referral: While more than half of cases brought to us are resolved outside of court, if the eviction needs to go further, our team will guide you through the next steps and provide introductions to local attorneys. Please note that fewer than 2% of requests reach this point.
Pricing
- Eviction Shield One-Time: Available when you need it most. A one-time cost of $475 per occurrence covering the entire process described above.
- Eviction Shield Monthly: Better peace of mind. A monthly cost of $4.95 per unit per month, including the entire process above. Some terms apply.
How Do I Request Eviction Shield Support?
Step 1: Select the Services tab.
Step 2: Click on Eviction Shield.
Step 3: Under the Eviction Shield section, choose and begin your Eviction Shield service, either One-Time or Monthly.
Alternatively, if a tenant group is delinquent, a prompt for Eviction Shield will show under the group's Overview" section in the Tenants & Leases tab.
Please note that if you do not see a request link on the tenant group profile, the tenant does not have any delinquent transactions logged in the Financials tab.
How Do I Add Eviction Shield Monthly to My Subscription?
Navigate to your Subscription page by hovering over your name in the upper right-hand corner and selecting Subscriptions from the dropdown menu. Click the Update or Subscribe button and check the box to add Eviction Shield Monthly.
How Do I Know My State’s Eviction Laws?
Our state law resource center includes eviction information and is a great reference for understanding your state-specific requirements. We also recommend seeking legal advice, as an attorney can provide the most up to date eviction laws for your state and answer any questions you have.
How Do I Report My Tenant’s Late Rent Payments to the Credit Bureaus?
Hemlane does not currently have the ability to report evictions or delinquent payments through our system. In the meantime, here are some resources that offer this service:
- Rent Recovery Service can help report tenants to credit bureaus and assist in retrieving delinquent payments. To look more into their services and pricing, please click the link here.
- Rental Verification allows your tenant to manage the process and report their own credit to the bureaus in order to build their credit history. To look more into their services and pricing, please click the link here.
