Hemlane allows you to screen new applicants or current tenants. Credit and background reports include a soft credit check, eviction report, and criminal background report. Reports are non-refundable and cost $40, paid by the applicant. Both you and the applicant will receive a copy of the completed report.
Please note that the Credit Bureau and the state of New York have worked together to establish a $20 maximum fee for tenant screenings in New York. Hemlane will automatically apply the correct fee for New York applicants.
To Request a Screening From a Prospective Tenant or Applicant
Step 1: Navigate to the Prospective Tenants tab, locate the desired applicant under Inquiries, click More Actions, and select “Invite to Apply.”
Step 2: Ensure “Request a credit and background check for applicant(s)” is selected and click Next.
Step 3: Enter and confirm your desired screening criteria and click Next.
Step 4: Click Next to submit the request.
Step 5: Follow the pop-ups to review and accept the terms of the FCRA, and verify your address and the tenant’s screening qualifications to complete the request.
During this step you may also be asked about affordable housing qualifications. All users will see a federal affordable housing question. If the property is located in Boston (MA), San Francisco (CA), or Richmond (CA), you will also see an additional question based on local regulations. Simply answer each question and proceed.
Once the screening has been requested, an email will be sent to your applicant asking them to complete their tenant screening submission.
