Sometimes a listing might attract an overwhelming number of tenant inquiries, while other times you may only receive one or two responses. Finding the best qualified tenants is key to filling the vacancy of your property.
Here are a few tips to make sure you are attracting a healthy number of inquiries from tenants:
Price matters
It can be very emotional to have a vacant rental without tenant inquiries. If you are listing through Hemlane you should see interest in your rental soon. Read more about where Hemlane advertises your rental.
If you are not receiving enough interest you will want to look at the current rental price listed. Make sure to compare your rental against similar rentals (that are on the market) in your area. Listings that are $500 or more above market rate may see a decrease in interest and/or qualified applicants.
You can lose more money from a month of vacancy than dropping your rental price to a competitive market rate.

Check your advertising criteria
Your advertisement should not be limiting. Here is some criteria that you may want to review:
- Do you allow pets? You can read more but some markets have 50%+ tenants with pets.
- Is your security deposit too high?
- Are your listed photos good quality?
Post to Craigslist and Facebook Marketplace
While Craigslist is slowly becoming less important, some of the secondary and tertiary markets still rely on Craigslist. Follow these instructions to make sure you post to Craigslist.
And, Facebook Marketplace has become increasingly more popular to list rental properties. While it does not have a direct API for us to automatically list your rental, you can link your Hemlane Rental Listing to the Facebook Marketplace when you visit Facebook.
