Hemlane sends your rental listings to our partner sites for advertising. However, some listing sites have their own requirements or restrictions. For example, Zillow and other platforms may adjust the property description or advertising details to ensure compliance with Fair Housing regulations or to meet their own site-specific guidelines.
What Is the Fair Housing Act?
The Fair Housing Act protects people across the United States from housing discrimination based on race, color, national origin, religion, sex, familial status, and disability. Landlords are responsible for ensuring compliance by selecting tenants fairly, providing reasonable accommodations for individuals with disabilities, advertising properties appropriately, and staying informed about protected classes.

How Often Does Hemlane Sync With Partner Sites?
Hemlane updates a minimum of twice a day with all listing sites, and in some cases as often as every four hours. Below are the expected syndication timelines:
- Zillow, Trulia, and HotPads update every 4 hours
- Rent.com, ApartmentGuide, Rentals.com, and Redfin update every 12 hours
- All other sites update every 4 hours
Why Is My Listing Not Posting to Some Sites?
Certain property types or listing descriptions will not syndicate to all of our partner listing sites. Below are some examples of why your listing may not appear on a particular site.
Zillow and Trulia
- Cannot post if the property is already listed directly on Zillow outside of Hemlane
- Cannot post if the property is currently listed for sale
- Cannot post the house type "room for rent"
- Cannot post a listing with any language that implies a room for rent such as "per person" or "priced per room"
- Cannot post if your listing is part of a community of 25 or more rentals
Apartments.com
- Cannot post if your listing is part of a community with 4 or more units
Zumper
- Cannot post if your listing is part of a community with 4 or more units
Why Are My Listing Details Showing Inconsistencies on Some Sites?
Hemlane syndicates your listing information to partner sites exactly as it is entered in Hemlane. Since each partner has its own system for displaying listing details, your listing may appear slightly different from site to site. In cases where a partner site cannot interpret specific details as sent, they may display a more general label such as "Contact Manager."
