Hemlane advertises your rental property to top rental websites nationwide at no additional cost. However, some platforms charge a higher fee for enhanced placement and promotion. Hemlane’s Premium Listing feature covers those costs through a monthly fee, giving your vacancy more exposure and helping you fill it faster.
What Is the Premium Listing Feature?
Premium Listings is an optional add-on that expands your marketing reach beyond Hemlane’s standard syndication. By upgrading, your listing gains access to exclusive platform partnerships and enhanced placement that are not included in standard packages.
Which Websites Are Included With Premium Listings?
The following websites are exclusive to Premium and are not included in standard listing packages:
How Much Does Premium Listings Cost?
Premium Listings is $89 per month per listing, billed monthly. On average, Premium listings generate about twice the number of leads for roughly $3 a day. Please note that Premium Listings provides 30 days of additional exposure per billing cycle. If you turn off your listing before 30 days, no refund will be provided.
Premium Listings is also included at no additional cost for properties using Hemlane’s Tenant Placement+ leasing service. You can learn more about our Leasing Services.
How Do I Turn On Premium Listings?
Step 1: Click into the Marketing tab on the left-hand main menu.
Step 2: Click Edit next to the property you would like to upgrade, or select “+ Upgrade to Premium for 2x the leads.”
Step 3: Under the Advertising section on the left, click Upgrade Now.
Step 4: Select your payment account and click Upgrade Now to save.
Why Should I Pay Extra for Premium?
Every day your property sits vacant, you are losing money. For most rentals that adds up to more than $50 per day. Premium Listings increases your exposure to prospective tenants, helping you turn over your vacancy faster. Enhanced listings are a common practice among professional property managers for exactly this reason.
What About Facebook Marketplace?
After extensive testing, Hemlane determined that Facebook Marketplace was not a strong fit for rental listings. Inquiries increased by only 2% on average and rarely resulted in completed applications. Hemlane focuses on listing partners that generate high-quality leads from renters who are ready to apply.
