When a property manager requests a screening, you will receive both an email notification and an in-portal notification on your Dashboard tab as soon as you log into Hemlane. You will be required to complete the identifying questions and pay for the screening to submit your report.
Please note that a Social Security Number (SSN) is required to pull the screening report, which includes a credit, eviction, and criminal record check.
How Do I Submit and Pay for My Tenant Screening?
Step 1: Select the Dashboard tab and click either the “Incomplete” link under the screening column or the Complete button under the Screening task.
Step 2: Click Finish to begin submitting your screening information.
Step 3: Fill in your date of birth, social security number, and address. Check the box to accept the terms of the FCRA and click Submit.
Step 4: Answer the series of identity verification questions provided and click Submit.
Step 5: Enter your payment details for the tenant screening and click Submit.

How Much Does the Screening Cost?
The screening fee is $40 for a comprehensive background and credit check. This amount is non-refundable.
Please note that the Credit Bureau and the state of New York have worked together to establish a $20 maximum fee for tenant screenings in New York. Hemlane will automatically apply the correct fee for New York applicants.
What Is Included in My Screening Report?
(1) Credit Report
A comprehensive credit report and ResidentScore, with the following benefits:
- Soft pull on credit, meaning it will not affect the tenant’s credit score
- Easy to read format
(2) Eviction Report
The eviction report includes:
- Tenant judgment for possession and money
- Unlawful detainers
- Tenant judgments for rent
- Failure to pay rent
- Writs and warrants of eviction
(3) Criminal Report
Effective August 28, 2025 TransUnion is offering Criminal Report Data for the following states, and is actively working on re-adding this Criminal Report Data to their background screenings in states not included in the list below:
