A common leasing question is on how to refresh the rental advertisement (listing) to move it back up to the top of the search. Historically, rental listing websites (Zillow, Trulia, ApartmentList, etc.) made renewals possible. Today, the largest rental listing websites will not allow anyone to do.
Why do listing websites not allow you to renew listings?
Rental listing websites want to attract tenants by providing them with accurate data, including the days on market. The only major website that does not provide accurate data is the one you may have guessed, Craigslist. Craigslist allows owners and managers to renew listings and even duplicate them, which makes the data less accurate but more attractive to owners and managers who have the time to renew listings. Please note: Hemlane tried to change property IDs and use other techniques to get users' properties to the top of the listing websites. But, third party websites have requested that we stop promoting this inaccurate activity.
What else can I do to attract tenants?
#1: You can update the "Available Date"
You can update the Available Date in Hemlane, but it will not change the days on market nor will it make your listing fresh on the third party listing websites. The Available Date is listed in the Marketing --> Terms section.
#2: You can check the rental price
The best way to make sure your listings are fresh and attractive to tenants is by making sure you are priced appropriately. The goal should always be to have the property on market for less than 30 days. Listing your property too high only hurts you with additional vacancy. #3: Post to Facebook Marketplace
You can also post your listing on Facebook Marketplace, which is free and where more and more tenants are searching. Here are the steps to do so.
#4: Try Hemlane Premium
Premium is the only way to promote you (aka move you up) on rental listing websites. Rental listing websites allow this behavior, because you are paying them extra to have a stronger presence and more views. You can read more about turning on Premium Listings here.
