Hemlane has several built-in protections to help ensure you never enter into a rental arrangement with a tenant you did not approve. Here is how Hemlane protects you.
1. Hemlane Does Not Allow Tenants to Add Tenants
An applicant can invite another applicant to apply for a rental property alongside them, but they can never add a new tenant to the lease. Only the landlord or an approved manager can do that. This means no unauthorized person can be added to the lease to pay rent.
2. Hemlane’s Terms and Conditions Outline That Leaseholders Cannot Change
Once a tenant applies or accepts an invitation to a rental property, they agree to Hemlane’s Terms and Conditions. By agreeing to Section 2.4 Your Obligations — Your Account, the tenant would be in violation of our legal contract if they attempted to change names on the account. Hemlane also tracks email address changes and account information on file.
3. Hemlane Allows You to Require Full Payments Only
Hemlane’s rent collection feature includes the option to require full payments only. This means you receive one payment and can confirm exactly who paid it. This is especially important when dealing with professional tenants and ensuring rent is not paid partially to avoid eviction proceedings. Learn more about controlling rent payments here.
You can also disable online payments for a tenant group entirely if needed. See our article “How Do I Disable Online Payments for a Tenant?” for instructions.
