With Hemlane you avoid entering into a rental agreement with a tenant whom you never accepted. Here is how Hemlane protects you.
#1: Hemlane does not allow tenants to add tenants
An applicant can invite another applicant to apply for a rental property with them. But, they can never add a new tenant to the lease. Only the landlord or approved manager in the system can do that. Therefore, a new tenant cannot be added to the lease to pay rent.
#2: Hemlane's Terms and Conditions outline that leaseholders cannot change
Once a tenant applies or accepts an invitation to a rental property, they are agreeing to Hemlane's Terms and Conditions. By agreeing to Section 2.4 Your Obligations - Your Account, the tenant will violate our legal contract if they try to change names under the account. And, Hemlane tracks the email address changes and account information on file.
#3: Hemlane allows the requirement of full payments
Hemlane's rent collection feature allows you to turn on something called "require full payments only." Therefore, you only receive one payment, and it will confirm who paid it. This is especially important with "professional tenants" (read here to learn more about professional tenants) and making sure the tenant is not paying partial rent to avoid evictions (learn more about controlling rent payments here).
