As part of Rent Ready+, we can take care of coordinating many things from start to finish, like standard repairs and cleaning to get your vacant unit ready for the next tenant. However, it's important to keep in mind that labor and materials will be your responsibility as the property owner. We want to make sure you have the best experience possible, so please note that we don't manage property improvements or major renovations. For those kinds of things, we recommend you work directly with a trusted contractor.
To help you understand what we cover, we have listed the most common issues we receive and specified if they are covered. If you have an item that is not listed below, please reach out to our Leasing Services team to see if it is a covered item or service.
General Handiwork
After reviewing the move-out inspection, if we estimate that the total work scope can be performed by a handyperson in less than 4 hours of labor and less than $150 in materials, we will immediately schedule the work with the first available handyperson in order to expedite the turnover.
Interior Plumbing
For more serious concerns which should not be handled by a handyperson, we can dispatch a specialist to create a bid and scope of work for the owner to review.
Interior Electrical and Built-in lighting fixtures
If we believe any electrical fixtures, switches, or receptacles need to be replaced, we will contact the property owner. We can only coordinate minor electrical jobs to be performed by licensed electricians.
Major Appliances
We recommend purchasing appliances from local appliance vendors who can deliver and install appliances into a vacant unit. We cannot accept delivery of appliances on your behalf. We will not coordinate delivery or installation of appliances into a vacant property if they were purchased from large national retailers like Home Depot, Lowes, Best Buy.
HVAC (heating, ventilation, and air conditioning)
We will replace the air filter if found to be dirty upon inspection. If the HVAC system is improperly functioning, we will dispatch a specialist to create a bid and scope of work for the owner to review.
Note: we do not inspect or service portable heating and air conditioning units.
Smoke alarms and carbon monoxide detectors
We will coordinate a handyperson to replace batteries or replace smoke and carbon monoxide detectors as necessary.
Interior Painting
For touchup work, we will not solicit bids and will choose our first available handyperson. Keep in mind that it can often require 2-3 hours of labor just to match and purchase paint. If you wish to repaint walls, ceiling, and/or trim, we can source up to 2 bids for your review.
Keep in mind that we won’t coordinate upgrades or rehab of the property. Often painting is performed in conjunction with other upgrades to the property, in which case you, your agent, or a contractor should coordinate painting.
Flooring
If you wish to replace flooring, we can source up to 2 bids for your review.
Keep in mind that we won’t coordinate upgrades or rehab of the property. You may want to consider doing flooring replacement in conjunction with other upgrades to the property in which case you or your contractor should coordinate your flooring installation.
Deep cleaning
Unless the previous tenant had already had the unit professionally cleaned, we will coordinate the scheduling of a deep cleaning.
Property Marketing and Photos
It is the owner’s responsibility to update the listing information in Hemlane. If you need marketing photos taken, we can coordinate someone to take photos at the owner’s expense once the unit is ready.
Exterior
We can coordinate one time minor yard work, including trimming any trees or shrubs that are directly blocking pathways and access to the property. We can also have any non-functional gates repaired or removed that would hinder access to the property.
Pest Control
We can coordinate one-time pest control service but do not handle recurring pest control services. For multiunit buildings, tenant behavior in occupied units can sometimes lead to a pest infestation and we suggest speaking with a pest control professional for further advice.
Excluded from this service
Utility Management
We cannot manage utility services on behalf of the owner.
Landscaping
Landscaping is a recurring need that the owner should regularly address regardless of the occupancy status. We can coordinate one time minor yard work, including trimming any trees or shrubs that are directly blocking pathways and access to the property. We won’t coordinate any landscaping design decisions or planting.
Major Repairs
Our teams will only coordinate repairs up to $2,000/per repair, with a maximum of $5,000/per property. You should be directly involved in larger projects to make sure you are satisfied with budgets and timelines.
Rehabs and major renovations
This exception category includes structural and foundation requests. Rehabs and renovations require your decision making. We recommend that you are involved in these larger projects to make sure you are satisfied with budgets and timelines. A real estate agent may be able to manage these projects, although it is not common with local agents and managers.
Whole home plumbing, electric, or HVAC
Similar to rehabs and renovations, these whole house projects will require quite a bit of decision making, from selection of the service professional to which walls to go into.
Exterior Painting
Exterior Painting is not coordinated as it is discretionary and often a large job with multiple options or exceptions needing to be made. This should be handled by someone who can make the needed decisions, such as you or your agent.
Roofing
New roofing is not included as it is an expensive project that you would want to get multiple quotes for and usually takes quite a long time to complete as Roofers are notoriously booked out a month or more.
Fencing
We can coordinate repair of any non-functional gates that would hinder access to the property. Although, we do not coordinate installation of new fencing. Similar to rehabs and renovations, fencing projects require quite a bit of decision making, including selection of the service professional, selection of materials and design.
When your insurance gets involved
A standard insurance deductible is $1,000. When a larger event occurs, your homeowners insurance will want to work directly with you to get the repair fixed. Most insurance companies will not work with third parties.
