TENANT PERKS TERMS
When you opt into Tenant Perks, you are agreeing to some additional terms. Please take a few minutes to review the information below.
Tenant Perks delivers rewards and services at a monthly cost depending on which package you select. All services listed below are part of the Tenant Perks and are made at your request. They shall remain effective for the duration of your lease. Services are provided by Piñata, though Hemlane may opt to transfer services to another Tenant Perks provider in the future.
The total monthly cost of Tenant Perks is all-inclusive. No discounts will be given if any element of the Tenant Perks is discontinued or unavailable due to property-specific limitations, availability of services, or any other reason. Please note that pricing may vary based on location or associated property manager.
Credit Building
Piñata reports your on-time rent payments to all three major credit bureaus. Back reporting is included at no additional cost in an effort to improve your credit score. You can monitor your credit score and gain insights through the Piñata dashboard and Education Hub. For any disputes or corrections, you agree to seek resolution first with the third-party credit data furnished.
Master Insurance Policy
This service is only available on the Premium package and is provided by QBE Specialty Insurance. Your landlord may require you to maintain a minimum level of insurance coverage during the lease. In lieu of obtaining this through a third party, Piñata provides limited protection for a monthly fee, including coverage for personal property and certain legal liability.
You will be automatically enrolled into a master insurance policy with the following coverage:
- $100,000 in property damage and legal liability ($10,000 sub-limit)
- $10,000 in personal contents coverage ($500 deductible)
No further action is required. Coverage begins when you opt into Tenant Perks, or on your lease start date if your lease has not yet begun. The master policy number is RML5880060. Coverage remains active until you cancel Tenant Perks or your move-out date is scheduled in Hemlane, whichever comes first. Please refer to the evidence of insurance supplied by your landlord for additional coverage details.
Renter Rewards
You will earn points to spend on gift cards and curated products for home, family, and everyday life. You can also enter to win prizes such as a Samsung Smart TV, a month of free rent, a shopping spree at Target, and other giveaways when Piñata offers them. A deals marketplace provides additional ways to save on everyday items such as groceries.
Cyber Insurance
You will receive identity theft prevention, credit monitoring, and identity restoration services in the event of a data breach in which your personally identifiable information is impacted while accessing Tenant Perks services.
Data Privacy Consent
By enrolling in Tenant Perks, you explicitly consent to the collection, use, and transfer of your personally identifiable information, including your name, address, telephone number, date of birth, and driver's license number, by Hemlane, Piñata, and their service providers, subcontractors, and agents. This is for the exclusive purpose of implementing, managing, and performing the Tenant Perks.
Payment Obligation
You agree to be financially responsible for the Tenant Perks fee effective when you enroll in the service on Hemlane.
Packages
- Premium — Includes all services listed above
- Basic — Excludes the Master Insurance Policy
Monthly Payment
The monthly fee is due on the first of the month. If you opt in before your lease starts or before the first of the month, you will be charged a prorated amount until the following first of the month. This fee is separate from and in addition to your monthly rent and is paid directly to Hemlane, not your landlord.
Payment Method
Payments are made through the Hemlane tenant portal using the payment method you have on file. You authorize Hemlane to automatically debit the monthly Tenant Perks fee through the platform.
Delinquency
Failure to pay the Tenant Perks fee on time will result in suspension of your Tenant Perks benefits.
Opt-Out
You may only opt out of Tenant Perks at the time of lease renewal, unless otherwise agreed upon in writing by both parties. To opt out, you must do so directly on the Hemlane platform before the next renewal. Sending an email to support@hemlane.com or any other Hemlane representative will not be sufficient.
Termination of Benefits
If you fail to make timely payments, Hemlane reserves the right to terminate your access to Tenant Perks. You will remain liable for any unpaid fees accrued up to the date of termination.
