TENANT PERKS TERMS

When you opt into Tenant Perks on our website, you're agreeing to some additional terms, so please take a few minutes to read the below. Tenant Perks delivers rewards and services at a cost of $14/month or $25/month (“Tenant Perks Fee”), depending on which package you select. The Tenant Perks includes the services listed below. You acknowledge and agree that (1) all services listed below are part of the Tenant Perks and (2) are made at your request and shall be effective for the duration of the Lease with Services below. Services are provided by Piñata, although you understand that Hemlane may opt to transfer services to another Tenant Perks provider implementing, managing, and performing the Tenant Perks, now or in the future.  

 

The total monthly cost of the Tenant Perks is all-inclusive, and no discounts will be given if any element(s) of the Tenant Perks are discontinued and/or unavailable due to property-specific limitations, availability of services or any other reasons. 

 

Credit Building: Piñata reports your on-time rent payments to all three major credit bureaus. Back reporting is included at no additional cost in an effort to improve your credit score. You can monitor your credit score and gain insights on the Piñata dashboard and Education Hub. For any disputes, and/or corrections, you acknowledge and agree to seek resolution first with the third-party credit data furnisher.

 

Master Insurance Policy: This service is only available on the Premium package, described in “Payment Obligation for Tenant Perks” below. Your Landlord may require you to maintain a minimum required insurance coverage during the lease. In lieu of obtaining this insurance through a third party, Piñata provides limited protection for you for a monthly fee. This protection includes coverage for your personal property as well as for certain legal liability. You will be automatically enrolled into a master insurance policy, with both $100,000 in property damage and legal liability ($10,000 sublimit) and $10,000 in personal contents coverage ($500 deductible) for your belongings. No further action is required. Coverage will begin when you opt into Tenant Perks, unless your lease has not started. If your lease has not started, your Tenant Perks begin on your lease start date. Coverage will remain until you cancel Tenant Perks or your move out date is scheduled in Hemlane, whichever date is earlier. Please refer to the evidence of insurance that is supplied by your Landlord for additional coverage details. 

 

Renter Rewards: You will earn points to spend on gift cards and curated products for home, family and life. You can also enter to win prizes like a Samsung Smart TV, a month of free rent or a shopping spree at Target, and other giveaways when Piñata offers them. A deals marketplace gives you more ways to save on everyday items, such as groceries.

 

Cyber Insurance: You will be provided with identity theft prevention, credit monitoring, and identity restoration services in the event of a data breach in which your non-public personally identifiable information is impacted in the course of accessing the services of these Tenant Perks. 

 

Data Privacy Consent: You hereby explicitly and unambiguously consent to the collection, use and transfer your personally identifiable information, to include, but not limited to, your name, address, telephone number, date of birth, driver’s license number (collectively, the “Tenant Data”) by Hemlane, Piñata, and their service providers, subcontractors, and agents (individually or collectively, the “Tenant Perks Provider(s)”) for the exclusive purpose of implementing, managing, and performing the Tenant Perks. 

 

Payment Obligation for Tenant Perks:  You agree to be financially responsible for the Tenant Perks, effective when you enroll in the service on Hemlane. You shall pay a monthly fee to Hemlane as described below:

  1. Tenant Perks Fee: This fee is based on which package you select:
      • Premium: The fee is $25 per month and includes all services listed above.
      • Basic: The fee is $14 per month and excludes the Master Insurance Policy service, listed above.

  2. Monthly Payment:
      • The monthly fee is due on the first of the month.
      • If you opt into the program before your lease starts or before the first of the month, you will be charged a prorated amount until the following first of the month.
      • This fee is separate from and in addition to the monthly rent amount and will be paid directly to Hemlane and not the Landlord.

  3. Payment Method:
      • Payments for the Tenant Perks shall be made through the Hemlane tenant portal, using the payment method that you have designated on file.
      • You authorize Hemlane to automatically debit the monthly Tenant Perks fee through the Hemlane platform.
  4. Delinquency:
    • Delinquency in payment of the Tenant Perks fee will result in suspension of the benefits provided under the Tenant Perks.
  1. Opt-Out Provision:
      • The Tenant may choose to opt out of the Tenant Perks only at the time of the Lease renewal, unless otherwise agreed upon in writing by both parties.
      • To opt-out, the Tenant must do so directly on the Hemlane platform before the next renewal. Providing an email to support@hemlane.com or any other Hemlane representative will not be sufficient. 

  2. Termination of Benefits:
      • If you fail to make timely payments for the Tenant Perks, Hemlane reserves the right to terminate your access to Tenant Perks.
      • You will remain liable for any unpaid fees accrued up to the date of termination.
