Hemlane requires tenants to pay their late fee before they can pay rent. Paying rent without the associated late fees is a violation of the lease agreement.
In our experience, tenants are more likely to stay within their lease terms when late fees must be paid first. Going through the collections process is burdensome for both parties, especially when the amount is nominal, such as a $20 late fee.
Owners and managers can choose to cancel a late fee if they want to give a one-time exception, which will allow the tenant to pay rent. You can read more about canceling payments here.
