A move-out inspection is an essential step for landlords and property owners. It helps ensure the unit is left in good condition, protects your investment by identifying issues that need to be addressed, and provides documented evidence of any damage or repairs needed. You can purchase a Hemlane move-out inspection separately or as part of the Leasing+ bundle.
Once the inspection is complete, we provide you with a detailed inspection report and photos. We can also schedule a call to review the report and help you determine a scope of work.
Can the Tenant Be Present During the Inspection?
Yes. We can perform a move-out inspection with or without the tenant present. If the tenant wishes to attend, the inspection should take place after they are fully moved out, unless otherwise required by state law. Please check your state’s regulations as some states require an offer of a pre-move-out inspection.
Utilities Must Be Active Before the Inspection
Hemlane cannot manage utility services on behalf of the property owner. The owner is responsible for ensuring utility service is active before providing Hemlane with access to the unit. If utilities are not active at the time of the inspection, we will proceed but will be unable to properly evaluate any affected fixtures or appliances.
The Inspector Is Not a Repair Technician
The person performing the inspection is not a repair technician and has no opportunity to win or refer any repair business. Their sole responsibility is to conduct a thorough and unbiased evaluation of the property.
Canceling or Rescheduling an Inspection
If an inspection is not canceled or rescheduled with at least 24 hours notice, a $150 trip fee will be assessed. If the inspector is unable to enter the property at the scheduled time due to a failure to provide access by the tenant, owner, or owner’s agent, the $150 trip fee will still apply and the inspection will be rescheduled.
What the Inspection Covers
Exterior
The inspector is not evaluating structural, roofing, foundation, or other exterior issues, but may note anything they happen to observe as a courtesy.
Windows and Doors
The inspector will evaluate the condition of windows, exterior doors, and any interior doors critical to egress such as bedroom or bathroom doors.
Interior Plumbing
The inspector will evaluate toilets, faucets, shower heads, the water heater, garbage disposals, sinks, and other standard plumbing, including confirming that hot water service is available. The inspector does not investigate the condition of pipes but may note anything they happen to observe as a courtesy.
Electrical Fixtures, HVAC, and Major Appliances
The inspector will evaluate HVAC, lighting, exhaust fans, other electrical fixtures, and any appliances present at the time of inspection. The inspector does not investigate wiring, receptacles, or the breaker box but may note anything they happen to observe as a courtesy. Portable heating and air conditioning units are not evaluated.
Interior Cosmetic Condition
The inspector will document any cosmetic concerns such as cleanliness or damage to paint, cabinetry, doors, and flooring.
Smoke Alarms and Carbon Monoxide Detectors
The inspector will run the self-test on each device to confirm whether the batteries are functional.
Mold Remediation (Organic Growth)
If organic growth is observed during the inspection, we can arrange for a specialist to come out and test and evaluate. The owner would be responsible for the cost of the specialist. We will always consult with the owner before dispatching.
Code Compliance
The report is a rental move-out inspection and is not a code compliance or occupancy certification. The inspector may note findings based on current codes but will not provide an opinion on whether your property is grandfathered.
