Completing a move-out inspection is beneficial for both owners and tenants, and Hemlane is here to help make the process straightforward. Here are some of the key advantages of completing a move-out inspection:
- Property Condition Documentation: A move-out inspection allows the landlord to document the condition of the rental property after the tenant has vacated.
- Identifying Damages: The inspection helps identify any damages beyond normal wear and tear, which may be eligible for deductions from the security deposit.
- Turnover Repairs: The inspection allows the landlord to identify repairs or maintenance issues that need to be addressed before a new tenant moves in, ensuring the property is ready for occupancy.
- Legal Compliance: In some jurisdictions such as California and Colorado, a pre-move-out inspection is required by law to determine any issues the tenant may be responsible for.
- Peace of Mind: Completing a move-out inspection gives the landlord confidence that the property is in good condition, or provides an opportunity to address any issues promptly.
How Does Hemlane Help With Move-Out Inspections?
Hemlane offers Inspection+ for comprehensive move-out inspections. We can inspect after the tenant vacates, or the tenant can be present if they choose. We coordinate entry to the home using a lockbox, key under the mat, keypad, or directly with the owner at a convenient time.
The Inspection+ service is available for $300 and can also be purchased as part of the Leasing+ bundle.
Once the inspection is complete, we will send you the report within 24 to 48 hours for your review. The report includes photos and covers windows and doors, interior plumbing, electrical fixtures, HVAC, appliances, interior cosmetic condition, smoke alarms, carbon monoxide detectors, and any observed organic growth.

Please note that our inspection report is not able to confirm what damages were caused by the tenant during their stay, as we only complete a move-out inspection and do not cross-reference with any move-in inspection that may have been conducted previously.
Canceling or Rescheduling an Inspection
If an inspection is not canceled or rescheduled with at least 24 hours notice, a $150 trip fee will be assessed. If the inspector is unable to enter the property at the scheduled time due to a failure to provide access by the tenant, owner, or owner’s agent, the $150 trip fee will still apply and the inspection will be rescheduled.
