If you are not local to your rentals or prefer a more hands-off approach, Hemlane offers two add-on leasing services:
- Tenant Placement - Leasing assistant support with tenant tours offered seven days a week. Our self-guided tour system uses biometric ID verification and live phone check-ins for safety.
- Leasing+ - Includes Tenant Placement, plus a detailed move-out inspection and full turnover coordination to get your property rent-ready.
Hemlane’s Leasing and Tenant Placement services are available nationwide, though there are situations where our services may not be the best fit for your property. Please read below for more information.
Reasons Why Leasing and Tenant Placement May Not Be the Best Fit
HOA Restrictions
Some communities have restrictions on using lockboxes on exterior doors or community gates, which can make it difficult to show the property to prospective tenants.
Fair Housing Violations
It is important to comply with fair housing laws and regulations, which may require accepting Section 8 tenants in certain states. If a property owner is not willing to comply with these laws, we will not be able to service the property.
Rehabs and Major Renovations
Our teams coordinate repairs up to $2,000 per repair, with a maximum of $5,000 per property. For larger projects, we recommend that you be directly involved to ensure you are satisfied with budgets and timelines.
Fully Furnished Rentals
We can only provide our Leasing+ package for properties that are lightly furnished, such as with a couch and table. Fully furnished rentals require more extensive inspections and may not be in high demand from long-term tenants.
Seniors Communities
Our automated texting system may not be the best fit for communities with a high percentage of seniors, as some residents may prefer a more personal touch or may not be as comfortable with technology.
Occupied Properties
If the property is currently occupied, we cannot provide Tenant Placement services until the tenant vacates, as using our self-guided tour system may cause inconvenience or violate the tenant’s privacy. If you plan to use our services after the tenant moves out, we can reach out to your current tenant to arrange lockbox installation in advance. Move-out inspection and make-ready services are still available for occupied properties.
