How the Approved Applicant Guarantee Works
To set you up for success, the following conditions apply:
✅ You’re open to adjusting the price, considering pets, and making market-competitive updates.
✅ Your property is move-in ready, with no major tenant concerns that could lead them to choose another option.
✅ You’ve connected with your dedicated Leasing Coordinator on scheduled calls to review progress.
✅ The property is unfurnished.
Please note: While we guarantee an approved applicant, we cannot guarantee the duration of a tenant’s stay. If a tenant does not fulfill the full lease term, refunds do not apply. Additionally, properties in areas with low rental demand or remote locations may not be eligible for the guarantee, subject to review by our team. Other refunds do not apply.
The Path to Leasing Success
Hemlane is committed to finding you a qualified applicant, but successful leasing requires alignment with market conditions. If your property remains listed for over 250+ days without flexibility on pricing, pets, features, and other recommended changes, Hemlane may determine that we are unable to fulfill your leasing request. In these cases, Hemlane may decide to cancel your request and refunds will not be issued.
