APPLICATIONS:
Submitting a rental application through Hemlane is free of charge. However, please note that an individual property owner or property manager may choose to charge an application fee directly to the applicant outside of Hemlane.
For more details about applications, see:
- How can I submit my rental application?
- How do I update, edit, or revise an application?
- How do I schedule a property showing or get more information about a rental?
SCREENINGS:
Hemlane allows property managers or owners to request a screening (background) request on their applicants. When you receive a screening request, you will be required to fill out the identifying questions and pay for the screening.
The screening report is processed by TransUnion and costs $40* for the combined comprehensive background and credit checks. This amount is non-refundable.

Why do I receive an error during the tenant screening process?
*Colorado is DOC, not county records. Massachusetts, Wyoming, Delaware, and South Dakota do not have instant criminal records available. A representative from TransUnion Credit Bureau recommended PDA Investigations (takes ~3 business days) to access the non-instant criminal records. New Jersey does not return criminal records for applicants applying to a property in New Jersey.
