Hemlane helps you make an informed decision throughout the application process by providing a risk assessment on each applicant group based on their application details and tenant screening results. More details on tenant screening can be found here.
Your minimum criteria are set based on your Marketing terms and are factored into our recommendation to accept or decline a tenant. Make sure your minimum credit and income requirements are accurate before inviting applicants.
Requesting the Application
There are two ways for a tenant to start the application process:
- From your public listing URL - here is how you find that link
- From the Prospective Tenants tab, using the steps below for applicants who are either already an inquiry or an entirely new record in the system
If a tenant applies from the public listing, screening is not automatically requested. You have the opportunity to review the application first before requesting a background and credit check.
If you invite the applicant directly from the Prospective Tenants tab using the More Actions button, you have the option to request screening at the same time as the application, or you can review the application first and request screening afterward.
Checking the Status of Applicants
The Prospective Tenants tab gives you real-time updates on where each applicant stands in the process. For example:
- Applications: You are awaiting the applicant’s submission of their application.
- Tenant Screening: You have an action to request a credit and background report, as it has not yet been requested or completed.
Viewing Applications and Screening Results
Clicking into a tenant group allows you to view their full details, including:
- Registration Status: Found by clicking on the prospect’s name within the Prospective Tenants tab.
- Applicant Evaluation: View Hemlane’s recommendation for the prospective tenant group under the qualification overview, including income-to-rent ratio, credit score, and any eviction history. For more details, see our article “How Is the Applicant Recommendation Calculated?”
- Applications: An action button will show your next step, such as Invite to Apply. You can also schedule a showing directly from this view.
- Credit and Background: Review whether the screening has been completed or if it still needs to be requested.
